01 · Asking-price map
The bar shows the middle of the market for each type — the shaded band is where most listings sit, the tick is the typical asking price. Off-plan tends to ask a modest premium over comparable resale stock.
02 · Buying as a foreigner
North Cyprus regulates foreign acquisition closely. The essentials below reflect the decree in force in May 2026 — but this regime is renewed on a rolling, roughly quarterly basis, so any figure should be re-checked at the time of purchase. General orientation, not legal advice.
A foreign buyer needs Council-of-Ministers purchase permission, granted after a security check. The sale contract is registered at the District Land Registry within 1 month, and transfer fees fall due within 75 business days of the permission being gazetted.
Broadly: land up to 1,338 m² (one dwelling), or up to 3 apartments — 6 for nationals of states that grant North Cypriots the same right — or a detached house on up to 3,300 m². In development areas, up to 80% of a project's units may be sold to foreigners.
The 2026 decree created a Licensed Intermediary channel: a licensed party may take up to ~10 residences a year into possession (without owning them) at project stage and resell + transfer title directly to foreign buyers within 2 years — a more structured route into new-build stock.
Every property sale contract in North Cyprus is, by law, prepared and sealed by a lawyer — the one mandatory checkpoint of the deal. Title status (koçan type, shares, encumbrances) is where risk lives; having it read before you commit is the protection that matters most.
